5 Things to Know Before Buying Land in Ghana
Tap any point for a short explanation.
1. Don't pay before the land is checked
Avoid deposits or "booking fees" until the location, the seller and the documents have been verified.
2. Know who can legally sell
Family and stool land usually needs approval from the right head of family or traditional authority. Without it, the sale may be challenged later.
3. Request an official Lands Commission search
A search is an important step for checking registration and recorded claims. It may not reveal every unregistered interest or dispute, so combine it with local inquiries and a lawyer's review.
4. Make sure the papers match the ground
The site plan should describe the exact land you are shown, not a nearby plot. Have a surveyor compare boundaries and coordinates on site.
5. Check the area's flood history
Land in a flood-prone area can cost far more to build on and protect than it saved you to buy.
