Pekyi Number 2
⚠️ Never pay anything before an official search, your own surveyor and a lawyer.
Everything here describes Pekyi Number 2 and the area around it. Your exact plot can be different, so check its location before you pay. Missing information is never presented as safe.
- Official search at the Ashanti Regional Lands Commission
Why
It shows who the land is registered to, and whether there is an earlier sale, a mortgage, a caution or a court case on it.
How
Your lawyer, or you, applies at the Ashanti Regional Lands Commission with the plot's site plan or coordinates.
- Your own surveyor checks the pillars
Why
The seller's site plan can be wrong, or point to a different piece of land. Your own surveyor works for you, not the seller.
How
Hire a licensed surveyor to find the coordinates on the ground and compare them with the pillars and the site plan. LandCheck can send one.
- A licensed lawyer reads the papers before you sign Check the lawyer ›
Why
The indenture decides what you actually own. A lawyer spots a wrong grantor, a missing signature or a short lease before it's too late.
How
Send the lawyer the draft indenture and the seller's papers before you sign anything or pay the balance.
- Pay by bank, in stages, with a receipt each time
Why
Bank payments leave a record that can be traced. Paying in stages means you never lose everything at once if something goes wrong.
How
Pay a small deposit first, the rest only after the search, survey and lawyer are done. Every receipt should name the plot, the payer and the person paid.
- Register the signed document
Why
An unregistered deal leaves you open to later claims, including someone else registering the same land first.
How
Through the Client Service Access Unit (CSAU) of the Ashanti Regional Lands Commission, after any stool-land certification the plot needs. Your lawyer usually handles this.
Things to watch for
Signs to look for when you visit or talk to the seller, anywhere in Pekyi Number 2. They are not findings about this land unless marked "Found by LandCheck".
Why this matters
Only one of them can lawfully grant the land. Paying the wrong one can mean losing both the money and the land.
What to do
Stop paying. Have your lawyer look at both sides' papers and the official records.
A warning sign to check, not proof of a problem.
💬 Ask Vera why this matters ›Why this matters
A receipt only shows that money changed hands. It does not transfer the land to you.
What to do
Get a signed indenture, have your lawyer review it, then register it.
A warning sign to check, not proof of a problem.
💬 Ask Vera why this matters ›Why this matters
Pillars should match the land you were shown and the site plan. Extra, moved or conflicting pillars can mean the boundary is unclear or someone else claims part of the land.
What to do
Have your own surveyor find the site-plan coordinates and compare them with the pillars on the ground.
A warning sign to check, not proof of a problem.
💬 Ask Vera why this matters ›Why this matters
Families or owners paint these to warn buyers about a dispute or a court case.
What to do
Ask neighbours and the Assembly Member what the marking refers to. Have your lawyer check for a court case.
A warning sign to check, not proof of a problem.
💬 Ask Vera why this matters ›Why this matters
On stool or family land, only certain people can sign. A sale by the wrong person can be challenged later.
What to do
Ask for written proof of who may sign, and confirm it with the family head or the chief's palace.
A warning sign to check, not proof of a problem.

Groups may demand money or stop you building, even after you have bought. Land guarding is a crime under the Land Act.
What to do
Ask neighbours whether anyone has been stopped or asked to pay. Write down what you saw or were told. Report threats to the police.
Don't accuse particular people without evidence. A warning sign to check, not proof of a problem.

If you or your surveyor can't enter and measure freely, someone else may be controlling the land.
What to do
Don't pay until your surveyor has measured the plot without interference.
A warning sign to check, not proof of a problem.
💬 Ask Vera why this matters ›Why this matters
A plot can look dry when you visit and still take water in heavy rain. Low ground may be part of a seasonal drainage route or a former wet area.
Look for
Drains or culverts pointing at the land, reeds, deposited sand or silt, water marks, ground lower than the plots around it.
What to do
Visit after heavy rain and run a LandCheck plot check for water and terrain.
A warning sign to check, not proof of a problem.
💬 Ask Vera why this matters ›Why this matters
A seasonal stream can carry heavy water in the rains, and building near waterways can be restricted.
Look for
Sand or silt, eroded banks, a line of greener plants, a culvert or bridge nearby.
What to do
Ask the Amansie West Assembly whether the plot is in a waterway or drainage reserve. Visit after rain.
A warning sign to check, not proof of a problem.
💬 Ask Vera why this matters ›Why this matters
Soil, laterite or rubble can raise low ground. It may look dry afterwards even though water still drains toward it.
Look for
Raised ground, fresh fill, buried rubbish, sudden height changes, drains disappearing under the plot, old satellite photos showing water.
What to do
Check old imagery and drainage, and have the ground checked before you build.
A warning sign to check, not proof of a problem.
💬 Ask Vera why this matters ›Why this matters
Rushing is how buyers skip the search, the survey and the lawyer. A genuine seller can wait a few weeks.
What to do
Pay nothing until those three checks are done.
A warning sign to check, not proof of a problem.
💬 Ask Vera why this matters ›Why this matters
A low price can have an innocent reason, but it is worth asking why: a dispute, flooding, or a seller with no right to sell.
What to do
Ask the seller why, compare nearby prices, and run every check as normal.
A warning sign to check, not proof of a problem.
💬 Ask Vera why this matters ›Why this matters
Without your own visit you can't confirm the land exists, matches the site plan, or is free of other claims.
What to do
Send your own surveyor or agent. If the seller still refuses, walk away.
A warning sign to check, not proof of a problem.
💬 Ask Vera why this matters ›Why this matters
A private seller can't sell State land. It goes through the Lands Commission's Public and Vested Lands Management Division (PVLMD).
What to do
Have your lawyer confirm the land's status with the Lands Commission before paying.
A warning sign to check, not proof of a problem.
💬 Ask Vera why this matters ›- Stop paying until the other claim is understood.
- Have your lawyer examine the other claimant's papers, not just the seller's story.
- Check official records at the Ashanti Regional Lands Commission for a court case, caution or other restriction on the plot.
- Settle it in writing with the right people and your lawyer, if a lawful settlement is possible.
- Decide only when the risks still left are written down.
General guidance, not legal advice.

💬 Ask Vera about Pekyi Number 2 ›✈️ Buying from abroad: the safe way
Most fraud hits buyers who are far away and rely on one relative or one agent. Use independent checks: your own surveyor, your own lawyer, and someone who visits the land for you. Never send money based only on photos or video.
✍️ A relative signing for you
If a family member signs or pays for you, give them a written power of attorney drafted by your lawyer, and keep every document in your own name.
⚖️ Is my lawyer real?
Check the lawyer on the Ghana Bar Association's Lawyer Locator before you send them anything. A relative's recommendation is not enough on its own.
🏡 Buying from the LandCheck market
Listings marked ✔ Checked on the ground have been checked in person and show which checks were done and when: survey visit, official search reviewed by a lawyer, seller documents reviewed, and a local site visit.
These checks lower the risk; they aren't a guarantee of title. Still use a lawyer and register your document at the Lands Commission.
💻 Can I search online?
The Lands Commission runs online services at onlineservices.lc.gov.gh. Online search isn't available everywhere yet, so check whether it covers the Ashanti Region, or have your lawyer search in person at the Ashanti Regional Lands Commission.
⚖️ Possible land dispute
"Not for sale" or "Under litigation" markings; two sellers or grantors; moved or extra pillars; abandoned building work; someone else farming, building or living there; papers or site plans that don't match.
No one sign proves a dispute. Two or more mean: check before you pay.
🛡️ Possible land-guard problem
People controlling who can enter; demands for unofficial money before you survey or build; walls or pillars repeatedly destroyed; credible reports of threats from neighbours.
Write down what you saw or were told. Don't accuse particular people.
🌊 A stream that looks dry
A channel or long dip through the land; a culvert or bridge pointing toward it; sand, silt or eroded banks; a line of greener plants. A dry channel can carry heavy water in the rainy season.
🏞️ A former pond or wetland
A low, flat basin; reeds or other wetland plants; dark or damp soil; a patch that stays green in the dry season; old satellite photos showing water.
🚜 Ground that may have been filled
Fresh laterite, rubble or mixed fill; a raised platform higher than the plots beside it; buried rubbish or tree stumps; drains that disappear under the plot; water pooling at the edges.
Best checks: visit after heavy rain, ask the oldest neighbours what was there before, and look at old satellite photos.
🏘️ Who to talk to in Pekyi Number 2
Neighbours of the plot. Ask who they know as the owner, whether anyone else has claimed it, and whether the area floods in the rainy season.
The Assembly Member and the unit committee for the area. They often know about disputes, planned roads and demolition notices.
The chief's palace, family head or customary land secretariat, where one exists. Confirm that the person selling to you is recognised as able to grant this plot.
Visit more than once, including after heavy rain and on a weekday, and look for building activity or pillars from other buyers.
🌊 Rivers, flooding & water
Rivers and streams
The nearest mapped watercourse (a stream) is about 1.5 km from the town centre.
No sign in satellite records of former lakes or wetlands near the town centre. That doesn't rule out seasonal flooding.
In the Ashanti Region
Rivers such as the Offin and the Pra drain much of the region, and illegal mining has damaged many river banks. Land near a mined river can be unstable and polluted.
⛰️ Erosion & terrain
The town centre is about 255 m above sea level, and the ground within about 300 m is gently sloping.
Height from a surface model, which includes buildings and trees, so slopes in built-up or forested areas are approximate.
In the Ashanti Region
Pits left by illegal mining can sit close to farms and villages. Walk the plot and its surroundings before you buy.
🌳 Protected areas & wetlands
Unnamed protected area (protected area)
About 2.6 km from the town centre. Check that your exact plot is outside it.
In the Ashanti Region
The region has many forest reserves, and the Owabi Wildlife Sanctuary near Kumasi is a Ramsar-listed wetland. Check the plot is outside any reserve boundary.
🌾 Land use around the town
Within 2 km of Pekyi Number 2's centre, satellite land-cover mapping (2021) shows: 41% trees, 27% built-up, 26% grassland, 7% shrubland.
Much of the area is tree-covered. Check the plot isn't inside a forest reserve, and ask about any farms or crops on it.
In the Ashanti Region
Around Kumasi, farmland is being turned into housing quickly. A plot sold for building may still be zoned or used as farmland: check with the Assembly.
🚗 Roads & services
Nearest main road (N8;N10): about 1.6 km from the town centre.
Nearest secondary road: right by the town centre.
Distances are from the town centre on OpenStreetMap. Confirm that your exact plot has a legal, usable road to it all year.
🗺️ Land-cover change in the region
Tree cover, Ashanti Region
About 146,126 hectares of tree cover were lost across the region in 2021–2025, mostly to permanent agriculture. This describes the whole region, not this town.
🌳 Check the plot against forest-reserve and protected-area boundaries
Run the plot's coordinates through the LandCheck check, and confirm with the Forestry Commission.
A reason to check, not a finding about your plot.
🗺️ Buying land in the Ashanti Region
Forest-belt region centred on Kumasi, Ghana's second city, with fast suburban growth, cocoa farming, many forest reserves and widespread gold mining, legal and illegal.
Region-wide context, not a finding about Pekyi Number 2 or your plot. Draft regional profile, still being reviewed by LandCheck's team in Ghana.
🏢 Official land registration
Pekyi Number 2 is in the Ashanti Region. Applications to register a land document are made through the Client Service Access Unit (CSAU) of the Lands Commission in the region where the land is, and registration itself is done by the Commission's Land Registration Division.
For land in Pekyi Number 2, that means the Ashanti Regional Lands Commission. Registration is not done by the District Assembly, a chief, a family head or LandCheck.
👑 Who can grant the land?
Who can grant land depends on the exact plot. It may be a stool or skin, a family, a private owner or the State. The same town can contain land held in different ways, so never assume one chief or family controls every plot there.
Customary land in the Ashanti Region
In southern and middle Ghana, chiefs are enstooled: a carved wooden stool is the symbol of their office. Customary land is called stool land and is held by the stool in trust for its people.
Land is held through a hierarchy of stools. Many grants also go through the Asantehene's Lands Secretariat, so ask whether your grant needs its endorsement.
Many traditional areas now run a Customary Land Secretariat that records grants. Ask whether the area around Pekyi Number 2 has one.
| Stool land | Skin land | |
|---|---|---|
| Where | Southern and middle Ghana | Northern, Savannah, North East, Upper East, Upper West |
| Symbol of office | Carved wooden stool | Animal skin |
| Chiefs are called | Nana, Ohene, Omanhene, Nii, Mantse, Togbe | Naa, Wura, Naba |
| Also check with | Family heads and elders | The Tindana (earth priest) |
| Law and administration | The same for both: Constitution Art. 267, Land Act 2020, and the Office of the Administrator of Stool Lands | |
LandCheck has no verified record of the customary authority for Pekyi Number 2. Confirm the real grantor of your plot directly.
🌿 If the plot is stool land
Stool-land transactions need certification by the Regional Lands Commission where the land is (for Pekyi Number 2, the Ashanti Region) before they go to the Land Registration Division.
The Office of the Administrator of Stool Lands (OASL) has a regional office for the Ashanti Region. It handles stool-land administration and revenue, which is a different job from the Lands Commission's registration.
🏛️ If the plot is State or public land
Transactions on public or State land are handled first by the Lands Commission's Public and Vested Lands Management Division (PVLMD). A private or customary seller cannot simply sell State land.
📐 Survey, site plan and boundaries
Registration needs an approved plan, and the site plan must agree with the land document. Plans are prepared by licensed surveyors and checked by the Lands Commission's Survey and Mapping Division.
Have a licensed surveyor who works for you, not the seller, confirm the coordinates and boundaries on the ground, rather than relying only on the seller's site plan. If you don't have one, a licensed surveyor working with LandCheck can do this for you.
🏗️ Planning, zoning and building permits
For Pekyi Number 2, the planning authority is the Amansie West Assembly. It deals with layouts, zoning, what you're allowed to build, road and drainage reservations, and building permits.
Planning approval doesn't register the land, and registration doesn't give planning approval: you need both.
🧭 The buyer's route, step by step
1. Identify the exact plot. Get its coordinates or site plan, and have the boundary checked independently.
2. Find out the type of land and the real grantor. Stool, family, private or State? Don't assume.
3. Check planning with the Amansie West Assembly: layout, permitted use and reservations.
4. Do the official checks. Ask for an official search at the Ashanti Regional Lands Commission, and have a lawyer check the documents.
5. Complete the requirements for that type of land: stool-land certification or consent, State-land steps through PVLMD, or other documents.
6. Register the document through the Ashanti Regional Lands Commission (CSAU) and the Land Registration Division.
📄 Papers to ask the seller for
Ask the seller for
- The grantor's proof of authority. For stool or family land, who in the stool or family is allowed to sign, and the evidence of it.
- The seller's own title papers: their indenture, lease or land certificate, and how the land came to them.
- A site plan by a licensed surveyor, with coordinates you can check yourself.
- Valid ID for everyone signing, and the names of any co-owners or family members who must agree.
- Written receipts for every payment, naming the plot, the payer and the person receiving the money.
⚖️ What the law says
Granting land you have no title to, granting without authority, or granting the same plot to more than one person are offences under the Act.
Using force or extorting money to stop a lawful owner from developing land is an offence carrying a prison term of 5 to 15 years.
Land acquired during a marriage is presumed to be jointly owned by both spouses. If the seller is married, ask about the spouse.
Selling, occupying or encroaching on public land without lawful excuse is an offence, and public land can't be gained by long occupation.
A non-citizen can hold land only on a lease of up to 50 years, not a freehold. Companies with more than 40% foreign ownership count as non-Ghanaian.
Land transactions should be in a signed written document, then registered. An unregistered deal leaves you exposed to later claims.
A summary, not legal advice.
💰 Costs to budget for
A licensed surveyor to prepare or check the plan and pillars.
At the Ashanti Regional Lands Commission, before you pay.
Reviewing or preparing the indenture.
Drinks or other customary payments to the grantor, if they apply. Get receipts.
Paid when the document is stamped and registered.
From the Amansie West Assembly, before you build.
Pillars, fencing or a wall, and someone to watch it if you won't build soon.
Some stool and State leases carry yearly ground rent. Ask before you sign.
Amounts change. Ask for each fee in writing and confirm it with the office concerned.
🏢 Where do I register land bought in Pekyi Number 2?
Through the Client Service Access Unit of the Ashanti Regional Lands Commission. Registration is done by the Lands Commission's Land Registration Division, not by the District Assembly, a chief or a family head.
🧾 Is a receipt from the seller enough?
No. A receipt shows you paid; it doesn't transfer the land. You need a signed indenture or lease from the person with authority to grant, a site plan, and registration at the Lands Commission.
🏗️ Who gives building permits in Pekyi Number 2?
The Amansie West Assembly. A building permit is separate from registering the land: you need both.
🌍 Can a foreigner buy land in Pekyi Number 2?
Ghanaians living abroad are citizens and buy like anyone in Ghana. A non-Ghanaian can't hold freehold land but can take a lease of up to 50 years. The same route applies: confirm the grantor, check the plot, then register the lease. "Freehold" offered to a foreigner is a warning sign.
👑 Does the chief control all the land in Pekyi Number 2?
Not necessarily. Land in one town can be stool land, family land, privately owned or State land. Confirm who can grant your exact plot.
🤝 Can LandCheck check the land in person?
Yes. LandCheck can arrange for a licensed surveyor, a lawyer and a local agent working with us in Ghana to visit the plot, check the boundaries, review the official search and talk to the community. You get a dated report of what was found and what is still unresolved.
✔ Are the properties on the LandCheck market checked?
Listings marked "Checked on the ground" have been, and each one shows which checks were done (survey visit, official search, seller documents, local visit) and when. For any other listing, you can ask LandCheck to arrange the checks. Verification lowers the risk but isn't a guarantee of title, so still use a lawyer and register what you buy.
📍 Does this page tell me my plot is safe?
No. This page describes Pekyi Number 2 and its surroundings. Your plot can be different, so check its exact location and do an official search before you pay.
